CANYON IN OAK CLIFF [DALLAS, TEXAS]

The Canyon in Oak Cliff is a 211-acre mixed-use development at the Southwest Quadrant of Westmoreland Road and Interstate 30 in Oak Cliff.  Just miles away from downtown Dallas and east of Pinnacle Park, Canyon in Oak Cliff offers retail, hotel, urban residential, medical, office, and other amenities for north Oak Cliff and surrounding communities.

SHOPS AT WATERVIEW PARK [DUNCANVILLE, TEXAS]

Located at the northeast corner of Highway 67 and Main Street in Duncanville, Texas, The Shops at Waterview Park is a 61,527 square foot mixed-use retail office development, anchored by LA Fitness and Bella Ruscello luxury homes. Bella Ruscello is a Tuscan inspired design, 216 luxury apartments. Area amenities include Costco and Duncanville Fieldhouse (over 500,000 visitors a year). Russell Glen acquired former Dickey’s Barbecue restaurant building at The Shops at Waterview Park to redevelop building for Starbucks.

ALEXAN WEST DALLAS [DALLAS, TEXAS]

Alexan West is west of Downtown Dallas between two fascinating mixed-use projects, Sylvan Thirty and Trinity Groves. These developments have gained notoriety for their restaurants and overall dining experiences. In addition, this site is surrounded by many new multi-family projects along Fort Worth/Commerce and in close proximity to Bishop Arts.

Alexan West Dallas was completed in 2017 as a joint venture development with Trammell Crow Residential/Crow Holdings. This mixed-use development is compromised of two-levels consisting of restaurants, retail office, and 340 luxury multi-family units.


GLEN OAK CROSSING [DALLAS, TEXAS]

Southwest corner of Interstate-35 and Loop 12 (Ledbetter Road) in Dallas, Texas. This development was a master-planned regional shopping center anchored with Super Wal-Mart, restaurants, and small shop retail. Glen Oaks Crossings is located at the southern entrance into Dallas, adjacent to the highly regarded Glen Oaks neighborhood community of Oak Cliff.  This area was considered as a grocery desert before Walmart opened.

CENTER CITY [DESOTO, TEXAS]

Russell Glen worked to reimagine DeSoto, Texas downtown into a more vibrant Center City. The redevelopment included a former Texaco service station, an existing Tom Thumb, and the development of a new Smoothie King at the intersection of Hampton Road and Pleasant Run Road.  The former Texaco property was redeveloped with Dunkin Brands’ opening its first Generation-I store in the country. Dunkin Donuts/Baskin Robbins opened with Legacy Dental. Russell Glen also partnered with the City of Desoto and Global Fund Investments to revitalize Tom Thumb Center and rebrand the project as Center City.

RICHARDSON SQUARE [RICHARDSON, TEXAS]

Russell Glen is working with ATR Corinth to manage leasing and development coordination for the redevelopment of the former Sears (formerly Richardson Square Mall) in Richardson, Texas. Richardson Square was an enclosed shopping center located in Richardson, Texas, on Plano Road, stretching between Beltline Road and Spring Valley Road intersections. The demolition of Richardson Square Mall began in June 2007. Now located in its place is an outdoor retail center that goes by the name Richardson Square. The retail center includes Super Target with a Starbucks and Pizza Hut Express inside, Ross Dress for Less, Shoe Carnival, and Lowe's Home Improvement store. The center also includes pad sites such as Panda Express, Chick-fil-A, Whataburger, Sonic Drive-In, and Bank of America.

RED OAK CROSSINGS [RED OAK, TEXAS]

Located at the northeast quadrant of Interstate-35 and FM644 in Red Oak, Texas, Red Oak Crossings is a vibrant retail strip center. The 8,500 square feet retail center shadows a 257,000 square feet Super Wal-Mart. Red Oak Crossings is anchored by a freestanding Panda Express and Palios Pizza Café.

ELDORADO PLAZA [MCKINNEY, TEXAS]

Eldorado Plaza is located at the northwest corner of Eldorado Parkway and US Highway 75 in McKinney, Texas. The center is anchored by Trader Joe’s, Bed Bath and Beyond, Belk Department Store, Old Navy, World Market, Pier 1 Imports, Famous Footwear, Chico's, Lane Bryant and Kirkland's. This lifestyle center is at the heart of the city's shopping area. Phase III of the center includes two select service hotels, Home 2 by Hilton and Town Place Suites by Marriott.

SPRING CREEK VILLAGE [COLLEGE STATION, TEXAS]

Spring Creek Village is located at the intersection of Highway 6 and William D. Fitch in College Station, Texas.  Lowe’s Home Improvement and St. Joseph Medical Center anchor this regional mixed-use development. Other tenants include Chick-Fil-A, Whataburger, CiCi’s Pizza, and Sleep Station. Spring Creek Village was developed by Corinth Properties and is situated in south College Station’s high-growth corridor and surrounded by high-income rooftops.

PANERA BREAD | PIADA | PANDA EXPRESS

Russell Glen managed the development strategy for different restaurant concepts across the central United States. This strategy included ninety-two company/franchise cafes for Panera, LLC (Panera Bread/ Paradise Café), four PIADA Italian Street restaurant locations, and sixty-three new Panda Express restaurants within the Texas/ Oklahoma region.


OMNI HOTEL DALLAS

Russell Glen worked with Matthew Southwest and the City of Dallas as retail advisors for the strategy to attract and develop retail and restaurant for its convention center hotel. The four-star, full–service Omni Convention Center Hotel consists of approximately 1,000 rooms and approximately 80,000 square feet of flexible meeting space. Connected to the Dallas Convention Center via skybridge, the hotel offers a luxurious, warm, and sophisticated design that reflects the essence of Dallas with a contemporary, reflective glass exterior and native textures, art, and other materials enriching the interior.

SOUTHGATE PLAZA [DALLAS/FORT WORTH AIRPORT]

Southgate Plaza is a 32-acre mixed-use development that is intended for hospitality, retail, office, and restaurant use. The mixed-use development is well-positioned at a diamond interchange outside of the toll plaza with recent traffic counts totaling over 100,000 daily near the Rental Car Facility, Airfield Drive, and the South Entrance. Russell Glen partnered with Catalyst Consulting Company to advise Dallas/Fort Worth Airport on its strategy to develop South Gate Plaza.

HATCHER STATION [DALLAS, TEXAS]

Hatcher Station is an urban mixed-use development anchored by a catalytic 44,000 square feet Parkland Health and Hospital System outpatient community clinic. Developer, Frazier Revitalization Inc., engaged Russell Glen to provide advisory service for this signature project located four miles east of downtown Dallas, Texas. Russell Glen also played an instrumental role in attracting Parkland to the development.

Hatcher Station provides a wide range of neighborhood services, including retail, medical, housing options, and vocational enrichment opportunities for the Hatcher community. Located adjacent to the Dallas Area Rapid Transit (DART) Green Line, Hatcher Station offered Parkland the opportunity to relocate and expand operations from its East Dallas Health Center, which was previously located on the Baylor University Medical Center campus, to a transit-accessible location, improving patient access. Parkland expects to see 20,000 unique primary care patient visits annually. This facility is divided into four primary areas to provide services to each patient constituency, including exam rooms, phlebotomy /lab services, diagnostic imaging, provider offices, and administrative and conference spaces. The clinic design met and exceeded sustainability requirements under the Dallas Green Building program.
